Listnet
Listnet is the software program utilized by the Port Washington
and Manhasset Real Estate Board. ALL homes listed by one of
the cooperating members of the board arc first distributed
by Listnet before they can be shown to prospective buyers.
A great majority of the homes sold in Port Washington and
Manhasset are sold by participating members of our board so
obviously getting your home onto Listnet is vital to goal
of selling your home.
Multiple Listing
Service(MLS) of Long Island
While the Listnet program services only members of the Port
Wash ington/Manhasset Real Estate Board, MLS distributes your
home to ALL of its members throughout Long Island. It allows
Realtors from Bayside to the Hamptons to view your home and
show it to a prospective buyers. Listing on MLS also gives
your home nationwide marketing exposure as all homes listed
on MLS are automatically distributed to various web sites
such as Realtor.com.
Open Houses
There are two forms of open houses that we will can use to
market your home. The most important is the Broker's Open
House. This is a 1 1/2 hour open house for Realtors ONLY.
This time allows Realtors to view the home and then contact
their prospective buyers about its attributes. A successful
Broker's Open House creates a buzz in the real estate world
and hopefully, gets your home on the lips of as many potential
buyers as possible. This type of open house should also cut
down on the amount of unqualified and distinterested buyers
that view your home.
The second form of open house is the Public
Open House. These open houses are generally performed on a
Sunday afternoon for two hours. During this time, prospective
buyers can view your home accompanied by one of our agents.
This form of advertising CAN lead to the sale of your home,
although many home owners are leery of doing it because they
do bring in a large amount of unqualified buyers such as neighbors
or sightseers. Confer with your agent regarding whether or
not this marketing vehicle could be beneficial to you and
your home.

is hosted by Realtor.com and it has become an invaluable tool
in marketing homes for our sellers. Some of the information
that our site offers are our current listings, a mortgage
calculator, pictures, virtual tours, and links to local web
pages such as the Port Washington and Manhasset school web
sites, the Port Washington Children's Center, and the public
library.
The New York Times has always been the most
successful print advertising vehicle and now its web site
is an excellent complement. Pictures, virtual tours, open
houses, and detailed information about every Harding Real
Estate listing home can be found on this very popular and
very easy-to-use web site. We update our listings on the site
daily in order to keep it fresh for our viewers.

our high-end homes, which make sense as most of' its readers
are successful business people who often commute from Long
Island.
Newsday
This has proved to be an excellent vehicle for advertising
rental properties, condos, and coops in our area, but we haven't
found much success advertising homes-for-sale. Most North
Shore home buyers tend to rely heavily on the New York Times
for their real estate needs.

An excellent full color real estate magazine that is distributed
via the mail and in bins throughout the area. They have bins
strategically placed in high visibility areas such as LIRR
stations and supermarkets.

We produce attractive full color brochures for all of our
